Happy New Year! As we flip the calendar to 2026, I know many of you are asking the same thing: “Is this the year I finally make a move, or should I keep waiting?”
If 2024 was the year of "sticker shock" and 2025 was the year of "uncertainty," I’m calling 2026 The Year of the Handshake. We are entering a much more balanced market where buyers and sellers are finally finding middle ground.
Here is what you need to know about our Illinois market as we kick off January.
We’re starting the year with the 30-year fixed mortgage rate hovering right around 6.2%. While we’d all love to see those 3% rates again, they are not coming back this year. 6% is the new stable floor. The good news? This stability has brought more sellers to the table, increasing our inventory by about 9% compared to last January.
While most people are waiting for the tulips to bloom in spring, the "January Window" is our market’s best-kept secret. In January 2026, we’re seeing a significant shift toward a Balanced Market.
For Sellers: You aren't just a "listing" right now; you’re the main event. With fewer homes on the market in early January, your property gets undivided attention from the most serious, pre-approved buyers who aren't just "window shopping", they’re ready to move.
For Buyers: This is your time to be assertive. The "bidding war" frenzy has cooled, giving you the leverage to ask for Seller Concessions. Whether it’s a credit for a new roof or a "rate buydown" to lower your monthly payment, January is the month where "Ask and you shall receive" actually applies.
