Negotiation Power: Homes are currently selling at roughly 97.7% to 99% of list price. This means sellers are still getting great value, but they aren't necessarily seeing the $50k-over-asking bidding wars of the past.
Naperville/Plainfield: School Districts 202, 203, and 204 remain high-demand "micro-markets" where appreciation is slightly higher (4–5%) due to consistent demand.
Naperville Inventory: Currently sits at roughly a 1-month supply, meaning the market is still very tight for well-priced, "Pinterest-perfect" homes.
