One of the first things you'll notice is that property taxes in Illinois can vary significantly from one street to the next. Why? Because Illinois has over 8,000 local taxing districts.
- Why they vary: Your tax bill isn't just one number; it’s a combination of levies from your county, municipality, school district, and even local library or park districts.
- The County Factor: Generally, Cook County and the "collar counties" (DuPage, Lake, Will, Kane, and McHenry) tend to have higher tax rates due to the high density of services and schools. In contrast, downstate counties often see lower rates, though home values there may also differ.

You don’t always need a 20% down payment! Illinois offers some of the best assistance programs in the country:
- IHDA Mortgage: The Illinois Housing Development Authority (IHDA) offers up to $10,000 in assistance for down payments and closing costs. These are often forgivable after living in the home for a few years.
- Chicago-Specific Grants: If you're looking within city limits, programs like the CHA Down Payment Assistance can provide grants up to $10,000 (or even $20,000 for certain residents) to help you get over the finish line.
- Veteran Programs: For our service members, Illinois offers specific property tax exemptions and VA loan benefits that can make "zero down" a reality.
- Changing Jobs or Opening Credit Before Closing: Lenders re-check your credit right before you get the keys. Avoid big purchases like a new car until after you move in!
- Underestimating "Total Cost": Remember to budget for the "unseen" costs like homeowners insurance, private mortgage insurance (PMI), and that inevitable first trip to the hardware store.
